Why Inspect Before Transfer?
When a developer notifies you of transfer, many buyers rush to sign without inspecting, then discover problems later that are difficult to claim. Pre-transfer inspection is your legal right — the developer must fix issues before transfer.
Tools to Prepare
- Marble ball (check floor levelness)
- Voltage tester screwdriver (check electrical)
- Colored tape (mark defects)
- Flashlight (inspect dark areas, under counters)
- Bucket/hose (test drainage)
- Camera/phone (document evidence)
- Notebook + pen

Structure & Walls
- Wall cracks (interior and exterior)
- Cracks around window/door corners
- Walls smooth and even, no bulging
- Ceiling smooth, no water stains
- Columns/beams crack-free
- Floor no cracks, no hollow spots (tap with rubber mallet)
- Floor level and even (marble test)
Doors & Windows
- All doors open/close smoothly
- All locks functional
- Windows open/close smoothly
- Window rubber seals intact
- Glass no scratches or cracks
- Screen doors/windows intact
- Waterproofing around windows — water test
Electrical System
- All outlets have power (voltage tester)
- All switches functional
- All light fixtures working
- MDB — breakers complete with labels
- Ground wire connected correctly
- Outlet positions match floor plan
- Doorbell works
- Intercom system (if applicable)
Plumbing & Fixtures
- Water flows from all taps
- Adequate water pressure (test multiple taps simultaneously)
- No leaks under sinks
- Sanitary ware no cracks or chips
- Toilet flushes normally, no leaks
- Floor drains — pour water to test flow
- Showerhead even water distribution
- Water heater functional (if included)
- No bad odors from pipes
Paint & Finishing
- Wall paint smooth and even
- Ceiling paint no stains
- Floor/wall tiles aligned, not hollow
- Grout complete and sealed
- Baseboards/crown molding properly fitted
- Laminate/vinyl flooring no swelling or gaps
Kitchen & Counters
- Countertops no cracks or chips
- Drawers and cabinets open smoothly
- Kitchen sink no leaks, proper connections
- Exhaust fan/hood functional (if included)
Balcony & Exterior
- Balcony floor slopes correctly (away from room)
- Balcony railing sturdy, no wobbling
- Rain gutters and external drainage
- Roof (houses) — no leaks, no warping
Common Areas
- Elevator functioning normally
- Parking spot matches contract
- Security system/key card
- Pool, gym (matches brochure)
- Fire escape, emergency lighting
Found Problems? What to Do
- Photo + video every defect
- List all issues and get developer staff to sign acknowledgment
- Request written repair notice
- Schedule re-inspection (typically 7-14 days)
- Do NOT sign transfer until all repairs are complete
Tips for Successful Claims
- Inspect during daytime — natural light reveals defects
- Visit 1-2 days after rain — reveals water leaks
- Hire a professional inspector (3,000-8,000 THB) — very worth it
- Reference floor plans/contract specs
- Group with neighbors — same issues claimed together gets better results
